What F73 Means
F73 means the condensate drain pan port is clogged. GE's documented remedy is to clean the condensate drain obstruction. Heat pump water heaters produce condensate like an air conditioner does, and when it cannot drain it pools - which is how water ends up on the floor next to the heater.
Common Causes of F73
- Debris, dust or biofilm blocking the drain port
- Kinked or sagging condensate line
- Drain outlet blocked further along
- Condensate pump fault where one is fitted
🔧 One Safe Check You Can Try
GE lists this as a cleanable obstruction: locate the condensate drain connection on the unit as shown in your manual, and clear the blockage and the drain line, keeping the area dry as you work. Check the drain line is not kinked and has a continuous fall to its outlet. If you are not comfortable working around the plumbing, or the blockage will not clear, call a plumber or technician.
