Electric tanks, gas tanks and heat-pump hybrids fail differently. Electric tanks are elements, thermostats, the anode rod and sediment. Gas tanks bring in the thermocouple or igniter, the gas valve and the venting. Heat-pump models add a compressor circuit, a fan, an evaporator and a condensate drain on top of the conventional elements, and they also need the air volume and ambient temperature the manual specifies to work as designed.

We diagnose what is actually failing and explain the age question honestly, because on a tank near the end of its life the money is often better spent on replacement. Gas connections, venting and anything else that requires a licensed plumbing or gas trade in your area are identified up front, before any work starts.

On an electric tank it is usually one of the two elements or its thermostat - the lower element failing gives exactly this symptom. On a heat-pump model it can also be the compressor circuit falling back to element-only heating. We test the elements and thermostats rather than replacing both on principle.

Sediment on the tank bottom boiling under the burner or element. Flushing the tank on the schedule in the owner's manual for your model helps, and on a tank that has never been flushed the sediment may already be shortening its life.

Possibly not. A leak at a fitting, the drain valve or the temperature-and-pressure relief line can often be dealt with, but water from the tank shell itself means the tank has failed and needs replacing. Turn off power or gas and the cold supply, and treat a leaking relief valve as urgent - never plug or cap it.
